No Tenancy Set Up Administration Fee





Reference Fees apply on all tenancies before you move in. The check out fee will be applied at the end of your tenancy

The total monies should be paid into the Grapevine Client Account a week before the move in to guarantee clear funds.



If you have had an offer accepted and wish to secure a tenancy the first step is to pay a holding fee which is £500.00 - this is non-refundable if the tenant later withdraws from negotiations or fails the reference process.







On successful completion of references and credit checks we are able to confirm the new tenancy and start date.

One month's rent is payable in advance as well as a deposit to be held during the tenancy which is calculated at 6 weeks rent.

Full details of the deposit scheme will be provided to you.







Applicant Reference Fee only £75 including VAT per person



Registration of the deposit with the Deposit Protection Service and issuing of the Prescribed Information' form. Collecting all move in monies and arranging for safety certificates to be sent to you.





We also check the property before move in and make sure a set of keys are provided per tenant.





Check Out Fee – this ranges from (the landlord will pay check in fee)

    £120 including VAT

  • One Bedroom £135 including VAT

  • Two Bedrooms
    £145 including VAT

  • Three Bedrooms
    £160 including VAT

  • Four Bedrooms
    £175 including VAT




Other Information

Inventory Company

We use an independent professional inventory company to ensure an impartial inventory report, check in and checkout is carried out.

The check in clerk will meet the tenant(s) at a convenient arranged time between the hours of 9am-4pm. Please allow an hour to go over the property with the inventory clerk.





Utility Bills and Council Tax

It is up to the tenant to register for all utilities bills including:
• council tax
• water rates
• gas and electric.

A standing order from ONE bank account must also be set up in plenty of time for the next rent due date





Maintenance Process

The tenant will be provided with contact details of whom to contact with regards to any maintenance queries.
