Rent Collection
Fee 6% including V.A.T payable monthly*

  • Advice and guidance on letting your property
  • Source suitable tenant through marketing methods
  • By agreement, organise gas safety certificate, electrical certificate, Energy Performance Certificate (EPC) and Inventory (fees to apply)
  • By agreement, professional clean and inventory Check In
  • Check credit references and legal documentation draw up
  • Collect initial rent and deposit monies
  • Supervise tenancy agreement signature
  • Advise tenants of their obligations, and supervise their ‘taking possession’ by meeting an independent inventory clerk at Check In
  • Register the deposit with a Government approved scheme
  • Receive rental payments monthly in advance, and pay you promptly
  • Checking tenants out as required
  • Re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the maximum return from your property

Full Management
Fee 12% including V.A.T payable monthly*

  • Including the services of Rent Collection
  • Tenant Check In and agree the inventory
  • Supervise the transfer of gas, electricity and council tax accounts into the tenants’ name
  • Receive rental payments monthly in advance, and pay you promptly
  • Provide a detailed landlord statement and yearly tax statement
  • Periodic property inspections reporting any problems to you and organising works as necessary
  • Arrange any necessary repairs or maintenance in the case of larger works liaising with you first
  • Keep in touch with the tenant on a routine basis, and arrange renewals of the agreement.
  • Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the maximum return from your property

Should the Landlord withdraw from entering into a Tenancy after instructing Grapevine Residential Letting Agency Limited to proceed the Landlord agrees to pay an administration fee of £500 including VAT as a contribution towards the administration and marketing costs incurred by Grapevine Residential Letting Agency Limited.

Paper copies of statements can be provided at a cost of £5.00 including VAT per month.

Negotiation concerning deductions from the Deposit for Let Only or Rent Collection properties will be charged at £300 including VAT payable in advance.

Referring a dispute to the Dispute Services Ltd, where a Tenancy is a Non-Assured Shorthold Tenancy will be charged at £600 including VAT or 12% including VAT, whichever is greater, payable to mydeposit.

Attendance at Court or any Tribunal will be charged at £500 including VAT per day or part thereof.

Service of Notice for Rent Collection and Let Only services will incur an administration charge of £60 including VAT payable in advance.

Extra visits to the Property during a Tenancy requested by the Landlord in writing will be subject to a charge of £60 including VAT.

Should Grapevine Residential Letting Agency Limited be required to wait at a Property for a contractor appointed by the Landlord Grapevine Residential Letting Agency Limited will charge a fee of £45 including VAT per hour or part thereof.

When instructed to undertake partial or total furnishing or refurbishment of the Property Grapevine Residential Letting Agency Limited will charge a fee of 12% including VAT of the total value.

Arranging a Gas Safety Certificate where the Rent Collection service is used and no valid Gas Safety Certificate is received within 7 days of expiry of the certificate will incur an administration fee of £30 including VAT, plus the cost of the Safety Certificate.

Grapevine Residential Letting Agency Limited requires two sets of management keys to allow us to effectively manage the Property and each Tenant also requires one set of keys. Where a management set or the full number of Tenant's keys are not available Grapevine Residential Letting Agency Limited reserves the right to cut additional sets at the Landlord's expense. The Landlord will be charged at the appropriate rate per key.
